Where do I find a Qualified Intermediary? +

A Qualified Intermediary is a company that facilitates Section 1031 tax-deferred exchanges and is an important part of the 1031 exchange process. Submit a request on the “Contact Us” page and an Inland representative will get back to you with the names of several Qualified Intermediaries for you to evaluate.

How do I view the 1031 offerings that Inland has available? +

While the Inland Academy is an educational source for exploring the concepts of 1031 exchanges, DSTs and growing your practice through Inbound Marketing, it does not provide specific 1031 offering information. Inland’s DSTs are private placements that can only be offered by private placement memorandum and are subject to approval by your broker-dealer or RIA firm. If you have a client that is interested in a 1031 exchange or Inland DSTs as a source for replacement properties, please use the form on the “Contact Us” page to submit a message. An Inland representative will be in touch to discuss further with you.

What are the suitability requirements to participate in the DST? +

Inland DSTs are private placements offered in accordance with Rule 506(b) of Regulation D and can therefore only be offered to accredited investors. Please visit the SEC at https://www.sec.gov/fast-answers/answers-accredhtm.html to understand accredited investor guidelines. In addition, your individual broker dealer or RIA firm may have additional rules and regulations regarding suitability.

Is a DST like a non-traded REIT? +

While the underlying real estate assets owned by a Delaware statutory trust (DST) may be similar to real estate assets owned by a traded or non-traded REIT, beneficial interests in a DST are considered to be “like-kind” by the IRS and therefore qualify under the safe harbor provisions of Section 1031. Shares of a security, such a REIT (traded or non-traded), limited partnership units or any other security, are not considered like-kind and do not qualify for 1031 exchange transactions.

Does my client have to exchange all of their proceeds or can they do a partial exchange? +

In order to fully defer capital gains taxes that may arise from the sale of an investment property or business via a 1031 exchange, all net sales proceeds must be used to purchase a like-kind property. Investors who choose to keep proceeds from the sale of a relinquished property will be subject to a tax liability. Please consult a tax advisor regarding specific and detailed 1031 exchange guidelines.

What is the minimum amount to invest into a DST? +

Minimum investments into Inland’s DSTs for 1031 exchange investors is $100,000 and $25,000 for cash investors. Inland does, however, have discretion to waive the minimum amounts. How much will it cost to implement an inbound program? +

Each digital marketing agency or other provider has their own costs associated with an inbound marketing program. Inbound marketing programs can range from basic digital marketing and content efforts to a full-blown marketing program. Needs will vary by and must be determined by each Financial Advisor. The first step is to determine the need and then select a provider that will deliver the product.
